Do Homeowners Need to Think Differently?

Having been a Realtor since 1978 I have seen a lot of changes and ups and downs.
In the early 1980's the interest rates were so high, it was hard for anyone to get financing.
Today the interest rates are at historic lows,, plus home prices have also fallen in many areas. This is a perfect time for buyers! (If you are not buying, you need to ask yourself why.)
But this is a completely different scenario for the many homeowners looking to sell.
We do not have the appreciation in value that we have become so accustomed to in the last couple years.
For all the sellers in this position, maybe,,, at least for the time being,,, we should adjust our thinking.
Our Home is "Our Home", not a money making machine. We may not have the Huge profit when selling at this time. But think about this. If you would have been renting instead of owning, what would you have?
No control of your living quarters, no tax deduction, and only a handful of rent receipts?
By owning a home you not only have a nice place to live, you are able make improvments and decorate to your own taste. No, we are not currently experiencing a lot of appreciation at this time. (But it will come back in time.)
But for now, we still do have to appreciate the fact that there is "NO PLACE LIKE HOME!"

The Costs of FHA Mortgages are about to go up!!
|

In April 2012 the FHA upfront mortgage insurance preminum will go from 1% to 1.75%.
Also the annual mortgage insurance preminum (MIP) will increase by .10%.
This increase will apply regardless or the term or LTV (Loan to Value). Yes, all FHA loans will have this increase.

"After careful analysis of the market and the health of the MMI fund, we have determined that it is appropriate to increase mortgage insurance premiums in order to help protect our capital reserves and to continue encouraging the return of private capital to the housing market,” said Acting FHA Commissioner Carol Galante, in a press release.
“These modest increases are one of several measures we are taking towards meeting the Congressionally mandated two percent reserve threshold, while allowing FHA to remain a valuable option for low- to moderate-income borrowers.”
The move is expected to raise more than $1 billion for the depleted fund through fiscal year 2013.

3.8% Tax is not a Tax on Real Estate
|
Confused about the 3.8% tax you have been hearing about?
Tax time is nearing and once more rumors are circulating on the Internet and by e-mail that the health care reform law enacted two years ago includes a 3.8 percent transfer tax on real estate starting in 2013.
That rumor is not true and NAR has material available to you to explain how that 3.8 percent tax works. It's a tax on a very narrow band of investment income for high-wealth households (those who earn $250,000 in a joint return or $200,000 as an individual) that could come into play on the sale of a house if the sales gain is more than $500,000 for a married couple or $250,000 for an individual.
Even in the unlikely event the sales gain is more than that amount, the tax would only apply based on other considerations having to with the household's income and tax situation. The bottom line is, the tax, which was imposed to help shore up Medicare, will only hit some portion of investment income.

When our economy is stuggling, the Bond market benefits as investors want a safe haven for their money. Since home loan rates are tied to Mortgage Bonds, our interest rates are sometimes the lowest when we are struggling.
I guess this makes sense. In tough times the low interest rates can help kick start our economy in other areas.
When good news on the economy hits, investors often move their money out of Bonds into Stocks to take advantage of the gains. When this happens, interest rates will rise.
That being said, Now Is a Good Time To Buy, while the Interest rates are still Low!

I was informed yesterday that buyers can now get 3.875% interest rate on a 30 year fixed rate loan!
This is unbelieveable! Anyone sitting on the fence should now be jumping in the game and buying that house!

If you put 5% down payment, instead of 1.5%, it will be lowered to .75%
If you put 10% or more downpayment, it will go from 1.25% to .50%
The Fact is:
VA requires no downpayment and no PMI, and yet has the lowest default rate of all government loans!
If you are a Veteran, congratulations for being responsible!

Buy Rental Properties

Rental Properties anyone?
Think about this: You can't get any return on your money sitting in a bank or in a CD now days. This will not change in the next couple of years, since they announced they would keep the rates low.
Houses and interest rates are at an all time low. Usually we have one or the other, but now we have both at the same time!
Many people have lost their homes to foreclosure. Some of those people are back on their feet again, but cannot buy for several years due to foreclosure or bankruptcy.
Many of these people are good people that fell on bad times. They are recovering. They will need a place to live. Can't buy, must rent. Kind of a no brainer!
This just makes sense. Do you want, or need an income stream?
The idea is to get properties, let someone else to pay your mortgage if you have one, and enjoy the tax benefits at the end of the year. Once these properties are paid off, you get to keep all the money. Income stream!
**(One key note, always be sure to buy in an area where people want to live. Doesn't have to be a multifamily unit, it can also be a good single family home in a nice neighborhood)

Changes in Real Estate
|

When I first got into Real Estate back in 1978, things were a bit different. Things were simpler, not sure it was necessarily better, but less complicated. We had a one page contract which pretty well covered it all. We had no Agency disclosures, Company policies, Inspection addendums, Property or Lead base paint disclosures.
Sometimes things seem to be getting too complicated. Maybe so, maybe not. But here we are!
Now days a Purchase offer (contract) with all those additional pages can add up to 16+ pages. The good thing is now our customers are much more informed. They now understand the process, and how they are protected even more.
So many changes in Real Estate in the last 30 years!
We used to look forward to Wednesdays, as that was the day the "new MLS books" were delivered to our offices. These books would have all the new and Hot listings in them. How exciting! As an agent, your goal was to make sure your new listings met the deadline so they would be in the new book that came out on Wednesday.
Flash to today's world:
Now we upload online all the information on the property, add photos & disclosures, then hit SUBMIT. Instantly that information is available to all Realtors in the Dayton Area Board. It also goes national,, oops, I should say Worldwide!
Do you know that over 90% of consumers will now search online for homes? To be successful, one must have the best tools and technology to compete in this Virtual World. Yes, we have went thru many changes over the years.
In this business, if you don't change with the times, you will slowly die.
