Sorry this newsletter is so late, but I have the best excuse ever. We have been extremely busy. The real estate market in Tooele County has picked up and we are busier than we have been in about 5 years. This is good news for everyone. That means the economy is on recovery, finally. Halleluiah!
Steve is such a Good Egg :-)
I don’t know about you but I have Spring fever. The weather has been so nice this year. Steve has been itching to get the fifth wheel out and head out camping. We love to go to Vernon Reservoir in the Spring. The camp grounds all have a covered cement pads with a picnic table. The lake is close by for excellent fishing for Steve. But my favorite part is the ATV riding and going to see the spring flowers in bloom. There is excellent riding out there. You can ride all the way to Jericho Sand dunes on the back roads, or ride over to 5 Mile Pass, or go the other direction and go up what we call Butterfly Canyon. We usually stop out and check out Cherry Creek pond. It is beautiful. We have tried fishing there but not with much luck. I have heard that people catch the fish in there but we sure can’t figure out how. Anyway the riding is a blast and you get to see lots of country. The best part is that it is so close to home. If you have a favorite riding place that is close by we would love to hear about it. Email Steve or I and let us know.
We have our new Website coming out this month be watching for it.

Do you have an old ugly brick fireplace? I did... I have been trying to figure out a good cure for my 1970's brick fireplace wall in my family room. So this is the deal, you go to Walmart and buy Original Kilz, oil based. After scrubbing with soap and water and doing a vinegar rinse. I painted with the Kilz. I can now put any color of latex interior house paint on it and it will look so much better. I did take before pictures so maybe next months newsletter I will post the before and after.

There is nothing but good news with the Market report. Buyers are out there looking for homes. We need listings desperately. Inventory is extremely low. Most of the short sales all have 2 or 3 offers waiting on them. The foreclosures are getting really hard to get. And Interest rates are low but have been sneaking up a little. We are still seeing rates as low as 3.75%.

Can you believe the first month of the year is already over?
The new year always is refreshing to me because it’s like a new start. You get to set new goals for the year. Everything you didn’t get done last year, you breathe new life into getting it done this year.
I always feel like the first of the year is for cleaning and organizing. Every year in January I set a goal to get all my cupboards and closets cleaned and organized. This about drives Steve crazy. I walk around the house ranting and raving about how this and that needs to be done. Then it seems we get so busy with work, then before I realize it December comes and I am out of time. I will have to do it the next year. Oh well, why do it today, if you can do it tomorrow, right?
Then there is the exercise routine.
Every year I start a new exercise routine and by summer I’m too busy to continue. I have been taking a coaching class and this is one of the best suggestions I have heard when it comes to exercise. If you exercise it changes your day. The brain releases endorphins that will put you in a more positive and up mood. If you are in the business we are in, this is a great help. People can tell even when you’re on the phone what kind of a mood you’re in. Clients are more apt to want to work with someone that is happy and in a good mood. I have a whole new outlook on the exercise thing looking at it this way. It has become part of my work routine instead of just being something I should do for my health. I always feel guilty taking time off work to exercise but if I look at it this way and make it part of work woo! hoo! the guilt is gone.
Last thing that always seems to be on my goal list every year is trying to eat more healthy. Steve and I really took that serious last year. We pretty much cut out all the sugary sweets and starting eating turkey burger and chicken breasts. We tried taking red meat pretty much out of our diet. So when I went in to get my physical this year, I had not lost a pound (Steve lost over 40 pounds) , my cholesterol was so high they wanted to put me on medication. Wow, talk about frustration. Anyway, I’m not letting that get me too down for this year, but I am going to eat red meat this year.
Hope you are all doing well with your New Years goals!
Congratulations to Patrick & Collette Helmka

Market Report
Utah home sales in 2011 were the highest they've been since 2007, according to a new report from the Utah Association of Realtors. Compared to 2010 sales were up nearly 9%. It is predicted that the trend of rising sales should continue into this year and more.
By the End of December, 2011, inventory levels were down nearly 24%. The number of homes on the market haven't been this low since March 2007. And while prices finished the year down about 8%, predictions are for prices to start to increase from 1% to nearly 8% into 2013.

So cool! Slip-proof your rug: To give an area rug some traction, flip it over, and apply lines of acrylic-latex caulk every 6 inches or so. Once dry, you can safely put down your rug; the rubbery strips will hold it in place.

Last month, Toni told you all about our Chrismas Brunch, where everyone shows up and we (I) cook them breakfast for Christmas. She also led you all to believe that I did everything possible to make as big a mess as I could, so I could later relax while watching her clean up all sorts of goo off everything. Well I wanted to give my version.
She pulled a fast one this year. A few days before Christmas she caught a virus, (I am trying to figure if she did it on purpose to get out of a few things), the doctor told her she was contagious and to avoid being around others. Well, we let everyone know to give them the option of staying away to avoid catching the stuff. Some of them didn't care they came anyway. So...while Toni kept her distance and watched me cook everything, (she was running around with a can of lysol spraying everything she touched), I cooked and served.
Everyone came and went and the mess was there. While all of a sudden she began feeling worse, I cleaned up everything spic and span, put everything away, and made it look as if nothing was ever cooked. About that time she "all of a sudden" felt better and offered to help, but it was already done. Next year when she tells you about her having to clean-up, remember, she owes me one.
On another note, those of you that know me know that one of my great joys in life is duck hunting. It saddens me to let you all know, that the cold weather brings ice to the marshes and freezes everthing up, bringing an early end to the season. Please help me make Toni understand when I console myself by drilling holes in that cursed ice, (well, yes on a lake instead of in the marsh, to catch fish instead of shoot ducks), I am only doing it to get over my depression, while finding another way to provide meat for the family. She just don't get it!
Warmly,
Steve Goodsell

When our shower head would get clogged with hard water deposites, I have always had Steve disconnect the shower head off from the hose and take it to the kitchen and place it in a bowl of vinegar.
There is a Much easier way!
Take a sandwich baggy and fill it with vinegar and a rubber band. Place the baggy around the shower head with the rubber band and let it sit for the day while your at work. This worked just as well, and I didn't have to bother Steve to do it.
This little secret I found on Pinterest.com, if you have not subscribed to it, I highly recommend it. It is an extremly useful tool especially if you are into crafts.

Are you Credit Challenged?
I hear how it is so hard to get loan these days. I'm not saying that it doesn't take some work and dedication, it does. But there are options out there if you can stay focused on the prize.
Steve and I have had several couples that are credit challenged and have helped them to the point that they can now purchase a home. It has taken in some cases up to 6 months. We have had our preferred loan officer (Braidi Stookey) take a look at their credit and then make the determination if they are a good candidate for this program. So far the outcome has been successful and the people are happy with it. In the end their credit scores have came up enough to purchase a home and it has also in some case saved the buyer thousands of dollars in collection fees.
Now is the time to buy a home. If you are wanting to take advantage of this fabulous market before it goes away but you don't think your credit is good enough or you have judgments and collections, call Braidi and have her make that determination. She is the expert and I have seen her pull off some miracles. I'm not saying she can get everyone through but if it can be done and there is a way she can do it.
We are seeing inventory dropping. Once the inventory gets too low, prices will begin to climb back up. Now is the time to buy. Don't let it get by you.
To help we have talked Braidi into offering $1,000 off closing costs to an interested buyer.

Wow this year has gone fast, how about for you? Christmas at the Goodsell household is a little crazy. Steve and I have 5 children and 12 grandchildren.
Every year Steve wants to put on a breakfast feast for everyone and every year I try and talk him out of it. We invite all the kids and grandkids, my siblings and their family, Steve’s siblings with their family, and our parents. So by the time everyone gets there we have between 30 and 40 people for breakfast on Christmas morning.
Steve, I swear, was a chef in a previous life. He has a natural talent for cooking. He cooks pancakes, bacon, sausage, ham, eggs, biscuits and sausage gravy, hash browns, and anything else he can think of. He starts cooking around 8:30 and around 10:30 the last of the kids has straggled in to eat.
After everyone has eaten we all sit around and watch the kids open presents from grandma and grandpa and the paper flies everywhere. With all the kids running around with our two big dogs, grandma starts to go a little nuts.
Finally around noon all the chaos starts to slow down and everyone starts to leave to do all the rest of their Christmas visiting. The rest of the day is spent cleaning up syrup from just about everywhere and doing all the dishes that Steve dirtied as he merrily cooked breakfast (knowing that he wouldn’t be doing the clean-up).
In the end it is a whole lot of work. But we enjoy having all the kids together in one place and it only usually happens once a year. Steve is already planning his Christmas feast and I am wondering if we should all go to Denny’s.
As we are winding down the end of the year, Steve and I can’t help but be grateful. We started a new office at the beginning of the year and now have the largest office in Tooele. We have seriously the best agents in the business! They are all outstanding. We are also grateful to those of you who have trusted us this year enough to refer someone else that you know. We have done our best to give them the best service possible.
Steve and I wish you all a Very Merry Christmas and a very Prosperous New Year!

Wonder how to clean the burners on your electric stove? Of course the best way is to clean them after every use, while the mess is fresh. If you have one get past you try this. Make sure the burners are cool. Wipe with a kitchen towel to remove what you can. Rubbing alcohol will remove some caked on messes, and sanitize at the same time. For tougher things, soak a kitchen towel with rubbing alcohol and set it on top the stain for an hour or two. This will soften most things and allow you to wipe it away. For detailed approaches to bigger jobs go to ehow.com for all kinds of tips.
Market News
Good news continues in home sales. All indicators show improving home sales over the past several months. On top of this National Association of Realtors reports pending homes sales are rising strongly, and remain above levels from a year ago. While prices are still down, home inventories are also down, which should help stabilize prices and even start an upward trend in prices. Short sales and foreclosures are still affecting the market, but as demand and prices raise, these should start to diminish. Interest rates are still at all time lows making it a perfect time to buy. If you want detailed information on your local market please give us a call. There is no cost for our market analysis.
