We received some tough news on housing last week. Prices are still softening. There was a lot of negativity surrounding these reports. The news caused more consumers to be concerned. However, the real question is what this means to you and your family. This could actually be great news if you are buying (either as a move-up buyer or a first-time buyer).
We don’t want you to take our word for this. Instead, here are excerpts from articles published last week by two of the country’s iconic financial publications: TheWall Street Journal and Forbes Magazine.
“Despite all the gloom, there are growing indications that it is a good time to buy… The long-term benefits of homeownership remain very much intact. For now, at least, you can deduct the mortgage interest on your taxes�"a big perk for people in higher tax brackets. You get to paint your walls any color you wish, without having to clear it with a landlord. And assuming you can buy a home for about the same price as you can rent one, buying will give you the ability one day to live rent-free. Come retirement time, a paid-off mortgage means your monthly expenses are significantly reduced, and you have a chunk of equity to play with.”
“If you’re planning to buy a house right now, the next few months may be the best time to buy… With a convergence of the factors (mentioned in the article) all of which are favorable to the prospective home buyer, there may not be a better time to buy than right now. It’s a buyer’s market, but like everything else in life, the bargain deals won’t last.”
Bottom Line

You have finally found the house of your dreams. It is priced right and is receiving a lot of attention from other buyers. You don’t want to miss this opportunity so you are ready to put in an offer with the real estate agent immediately. What can you do to guarantee your offer is the one accepted? How to get an offer accepted. Financially, offers can be broken down into three categories:
1.) An All-Cash Offer
Obviously, a cash purchaser is always favored by any seller. In today’s real estate market, an all-cash offer is even more enticing. Last month, one in four real estate transactions were impacted by a low appraisal. An all-cash buyer eliminates the need for the bank appraisal.
2.) A Non-Contingency Offer
If you don’t have the cash reserves for an all-cash purchase, the next best thing would be to make a non-contingency offer. To do this you should be already pre-approved for a mortgage and have your current house already in contract. This gives the seller the confidence that you are already a qualified buyer who will be able to complete the purchase.
3.) A Contingency Offer
Some buyers start the process of looking for a new home before their current home is sold. This could be a big mistake. If you find the home you were hoping for (perfect for your family AND priced right), it will be very difficult to get your offer accepted because you are not actually qualified to buy.
Asking a seller to wait for your home to sell is somewhat unreasonable in today’s environment. One of the reasons you would want the home is because the seller priced the home at a value to sell it NOW. They want to know it is sold when they accept an offer. They normally will not even entertain a contingency offer.
Bottom Line
Unless you have the ability to purchase with cash, the best thing to do is to be pre-approved for a mortgage and have your current house already in contract before looking for the home of your dreams. That guarantees you will get the home you love at a price that makes sense.

The second finding might seem unwise to many given the recent crash in the real estate markets around the country. However, rent-to-price ratios now seem to be in place along with other fundamental drivers that favor ownership over renting…
Conditions (historically low mortgage rates and relatively low rent-to-price ratios) now seem in place to favor future purchases.”

When purchasing a 2nd home in Scottsdale, Arizona, your Arizona realtor will expose you to the market of where you want to live.There are bank owned properties, short sale properties and regular sales.All are priced at records lows.The bank owned homes may need the most work, whereas short sales could take the longest to obtain an accepted contract.Regular sales are also priced aggressively to sell, as overall values have been affected in our current economic environment.
Escrow in Scottsdale, Arizona.Once your offer accepted an escrow will be opened.In Arizona, escrow is the 3rd party that transfers funds from one party to the other.Lawyers are not used in Arizona, as it is completed in Ontario, Canada.When opening escrow, the buyer will need to provide an Earnest Deposit.These funds are placed in escrow.Your Arizona Realtor will guide you with the amount of the earnest deposit.There is no rule of thumb as to what the earnest money amount should be. Typically for a $100,000 purchase, $2,000 earnest money is sufficient. The higher the price property the more earnest money is usually required. The fees for an escrow are normally split between the buyer and the seller.
Title Insurance in Scottsdale, Arizona.Title is purchased and the title company ensures free and clear title on the property that you will be purchasing. If you are obtaining a loan for you 2nd home purchase in Scottsdale, then there will be fees for the Lenders Policy.Therefore, an Owners Policy and a Lenders Policy could be assessed on the property.The contract will state who is paying for these fees.
Home Inspection in Scottsdale, Arizona. Normally you have 10 days from mutual acceptance to have a home inspection to determine the condition of the property. This is a contingency and if you disapprove of the property, you state the reasons why you disapprove and you have the ability to cancel the transaction without risking your earnest deposit. .
Fire and Hazard Insurance.You will want to shop around for Fire and Hazard Insurance for your new home purchase.You can obtain referrals for providers and agents from your agent.
Closing.Everything comes together at the end, just days before the actual closing date. Your Escrow Officer will contact you to discuss how you would like to sign your closing documents.If you are obtaining a loan, your closing documents will include your loan documents.This is when you bring the rest of your funds to the table, either in the form of a Cashier’s Check or you can wire the money to the escrow company. You will get a list of utilities from your Arizona Realtor and switch them over into your name as of the closing date.
Once closed, your Scottsdale, Realtor will contact you and make arrangements to deliver your keys to your new home to you.
