The Tarpon are Coming!

The backwaters are full of Manatees, Dolphins, and Tarpon! Yesterday the Tarpon showed up in the canal behind my house! It is a delight to see them roll. Fisherman often debate, whether they are playing or feeding when they flip their long trailer fin out of the water as they roll?
I was convinced they were playing until one grabbed my bright green lure and displayed its amazing leaping ability for 100 yards down the canal. With only 10 lb. test line and a rod designed for Permit, a delicious Gulf of Mexico game fish, I didn't expect to ever land the 3 ft. juvenile.
The first blast out of the water brought the little powerhouse twisting and turning like a bull coming out of a chute. My little water bull almost jumped in the trees on the other side of the canal! It took a good 35 minutes to wear the silver sided acrobat down and get it to the dock so I could release it. Now days I just watch them roll knowing any size tarpon attached to the other end of my line means a lot of work!
One doesn't have to live right on a canal to enjoy the saltwater. All one has to do is get to one of our beaches. Whether you walk, bicycle, ride a Free Shuttle like Bonita Village enjoys, take the local Trolley, drive and park in a Free Beach Access or use the pay per hour lots, the miles of Bonita Beach, Barefoot Beach, Vanderbilt Beach, Delnor-Wiggins State Park and Lover's Key State Park can be all yours!
I have seen Tarpon while walking the beach as well as Snook, Cobia, Dolphins, and Manatees! Whether on the beach or boating in the backwater one can enjoy many a delightful surprise. Next time I will share with you where to see manatees or maybe the cranes building a nest next door!

The Florida Jump!

I have seen market recoveries multiple times in my 39 year real estate career. As an appraiser for a number of years I can attest to the fact; there is no harder market to value than a recovering one. As we all know, Short Sales and Foreclosures depress market prices. But, once they dwindle and the supply in a community is normalized, market prices will rise with the demand. What will surprise buyers is the rate which prices will increase. The result is what we refer to as the “Florida Jump.”
The “Florida Jump” happens almost overnight when suddenly prices hop to a higher than expected level. One cause is seller's see a minor increase in activity and raise their prices. Usually, once the prices jump, they stabilize for a long period of time until they take another unexpected jump again.
Realtors watch the MLS for telltale signs like more daily sales than listings, or simply a few higher asking prices in a community they work or live. They watch for listing prices that are increased instead of decreased. A lack of supply in certain areas definitely signals improved prices to come. We all would like to see an orderly increase of prices in the market, but we all know the supply and demand determines the price a willing buyer and a willing seller will pay.
Right now we are at the beginning point of "limited supply" in many Florida communities. With fewer short sales and foreclosures available, the strong sellers have been holding out, knowing prices will improve. In many areas after the Boom, we witnessed price drops of 50% or more, but now prices in some communities have almost doubled from their lows of a year ago. Unfortunately, if an investment drops 50% it has to make a 100% gain to get back to breakeven, which usually takes time, but will happen.
With the speed of electronic information, all markets, including the real estate market react quicker. And, like the stock market, strong owners let those needing to sell do so while they wait for an upward trend. When the time is right, they sell at much higher prices taking advantage of the lack of supply that creates the shift from a buyer’s market to a seller’s market.
We are seeing lenders recognizing the improving market and subsequent jump in prices and they have responded with larger down payments. I think we will see interest rates rise as soon as soon as Wall Street sees the Northeast solving their foreclosure issues, some of which are just coming to the surface. As usual, Florida is one of the first in and first out, which may be a blessing in this market. We believe there is not a lot of time to lock in a great buy before properties on or close to the beach, take the Florida Jump!

MAKE THE NEW YEAR YOUR BEST EVER!

In 2012, we no doubt will encounter many obstacles that will challenge us. As life throws us these curve balls, just remember they are sent our way for many reasons. They keep us from getting bored, becoming over-confident, a reminder we need to constantly improve, and some will humble us. As one matures, a large percentage of us can look back at times when we had more spending money than we do now, an easier time in life, and past feelings of pride or moments of accomplishment we would like to experience again. These blessings happened because we did the right things to make them happen and set ourselves up for success. In short, regardless of our screw-ups, it is never too late to define another goal and make it happen again! Here is how many successful people will make their New Year the best ever!
As the New Year approaches, many people will find a quiet place for a few hours, to think about what life in the coming year should look like. I was at a seminar, and chuckled when the speaker said, "A goal is nothing more than a wish with a date attached to it." That statement changed my outlook on the way I live my life! Another significant point was the real secret to accomplishment is to make your Goal List in WRITING! This will imbed them into your sub-conscious.
So, to test this speaker’s theory, I wrote down a hundred things I wanted to accomplish and diligently reviewed my list everyday as instructed. After several weeks, with my attention focused on bigger and better things, the list went in a drawer to be forgotten. Five years later, while moving, I re-discovered it. To my amazement, I had accomplished 95% of everything on the list! The exercise verified for me, the power of the sub-conscious mind can do amazing things when given a written plan.
So, who do you want to spend more time with next year? What places do you yearn to visit? What credit obligation you want to eliminate? What is the one financial move you desire to accomplish? What is the best thing you can do for your family? How can you improve your spiritual life? Who is on your personal advisory team is case of a financial, legal, or an accounting emergency? Is your will up to date? What do you need to do to have your total estate plan in order? What health issue should you be taking care of now? How are you going to improve your diet? Are your beneficiaries correct on life insurance policies and trusts? What is your 20-minute daily exercise plan? Is there one thing on your Bucket List that might never get done if you don't do it in this New Year? Did you write them all down?
When you have a list, enter each item on a calendar and specify the day you intend to start each action or goal, and a date you expect to finish or accomplish the task. I am sure there has to be an App for this somewhere! (But, you don’t need one!)
My iPad Calendar works exceptionally well and sinks automatically with my Samsung Droid phone. If you don’t have or don’t use an electronic calendar, a calendar that businesses give away will work fine as they will have all the important holidays on them. Most importantly, even if you have no idea if the scheduled event will work on the date you assigned, give it a probable date anyway. Dates are made to be adjusted. Now all you have to do is activate your plan!
As we look to the New Year we feel optimistic the economy is improving. Being an election year politicians are doing everything they can to at least make sure we feel that way. Overall, I think most people do feel more hopeful things are moving in a more positive direction. Many express concerns about the financial stability of the world, but we must remember to focus on things we can control. If we take care of our house and treat others with dignity, life will take us down the road to better times.
Start your new year off with a personal plan for 2012 that you design, and you will be surprised how much better it turns out!

How to be successful buying a Short Sale!

There is no rocket science to buying a Short Sale. A Short Sale has nothing to do with the time it takes to process the sale. If that were the case they would be called Long Sales! A seller offers their property as a Short Sale because they believe they owe more on the property than the existing mortgage, and usually they are unable to sell it to cover the outstanding debt. It often makes sense for a lender to accept less than the debt to avoid the cost of a foreclosure. Like any sale it starts with the buyer making an offer to the seller. A Short Sale seller may be quite willing to accept most any offer, however, that does not mean the lender will accept the offer.
In our SW Florida Short Sale market an offer usually has to be pretty close to what properties are selling for before the the lender will ever approve the sale timely. Many lenders have gone to full appraisals vs. the popular BPO. (Broker Price Opinion) One can check the public record to see what comparable sales have been in the last 60 to 90 days, and never longer than 180 days. If your offer is too far below the comparable sales you are wasting your time making one. In some areas the offer will have to be higher than the asking price to get it bought. Even if you make a good offer it can take a lot of time to get through the system.
My advice is to be tenacious and expect delays, but do not give up. Sometimes, one can buy an existing residence that is NOT a short sale, but is very close to the same price. By all means don't sit for months hoping to save a few bucks if you do not have too!

Bought a Phone or Tablet LATELY?

What a crazy process! The technology is mind boggling and seems to improve daily! The new Smart Phones are really intuitive! Much, much better than my old state-of-the-art Blackberry. And, I loved my Blackberry, so what to choose next was a challenge!
After talking with a dozen representatives, reading a multitude of direct mail flyers, and spending hours of on-line research, I finally felt like I knew enough to ask a question. Armed with my super list of questions, I went from store to store exposing my ignorance to young salespeople who to my surprise were well prepared to cope with us oldsters trying to catch up on the technology boom. Most were self-schooled and shared an amazing amount of information with me! So much in fact, I am now convinced they all have vital phone and computer technology imbedded in their DNA from birth these days.
I was torn between the new Androids and an Apple product. Apple tablets are out-selling all the other Androids together 5 to 1, so I figured millions of people couldn't be wrong. But, on the phone side, the Androids had features I didn't want to pass up. I love the swipe feature for texting, and speaking into emails, navigation destinations and notes! Not having ever used either product but knowing my Blackberry took excellent pictures and videos, I was becoming more perplexed by the day!
As a Realtor, I send out a lot of property information, so I need it organized, loaded and dispatched quickly. Plus, maximum mobility is a must these days. So, for my needs, a tablet vs. a laptop, seemed like the way to go. I was really impressed with a lot of models but some were only Wi-Fi capable. In past years, a Starbucks connection is all that would have been necessary. But nowadays, I feel a need to be connected on the go, in my car (as a passenger, of course) at any time of the night or day. That meant, I needed 3G or 4G capability, which works off cell phone towers. That really limited my choices! But, that’s where Cooper came to my rescue!
Cooper came into my technology life one whimsical evening when I was full of tech questions. This polite Verizon salesman at the Coconut Point Mall in Etero, FL (just North of Bonita Springs) suddenly made everything simple. He answered my questions better than any other previous store representative anywhere, and they have some good ones at this store! On my second, or third, and fourth visits he was still unfazed by my stupid questions. As a new age salesperson he did an excellent job of not bugging me, but instead had a multitude of constructive suggestions to enhance my business, and he reminded me of his name every time I stopped in to visit. And, if he didn't know the answer, he ferreted out the best answer for me, and didn't pretend to know it all. On one visit he gave me a three page list of apps that would help me in my business whether I committed to buy from him or not!
I had one opportunity where I was out-of-state and desperately needed a new battery or a new phone. I thought about all the time Cooper had invested in me. Actually, I had made up my mind to buy from him when I returned. And, that I did, even though it was tempting to buy a new phone to have on my long ride home.
So I am now the happy business owner of a Samsung Droid and Apple iPad2, and saved money by using my smart phone 3G-4G hotspot! I am amazed at the ease with which I can surf the web and do all my real estate functions, and I am just learning!

Love is Blind!

My love birds are back despite last year's near castrophe! Here's the story!
A COMMOTION on the waterway in our backyard quickly peaked my interest! Usually, the area is very peaceful aside from an occasional mullet leaping three or four times across the water. I stepped outside to check out what was upsetting my wildlife neighbors.
I spotted what appeared to be a pair of small herons. Back in Kansas we used to have a similar bird we called a Shidepoke. These looked like them only prettier. The male was causing all the commotion (sounds normal doesn’t it) and was doing his best to attract the attention of the female. Wherever she flew he was right behind in hot pursuit. Up and down the canal, back and forth she went, trying her best to rid herself of this determined suitor.
She finally landed on our neighbor’s dock looking for bait fish that lived there. She couldn’t even eat breakfast in peace before Mr. Pretty Boy was parading back in forth in front of her, strutting his stuff. He was putting on quite a show, and was trying his best to impress her with his fluffed up hairdo.
Then in a mere nano-second, she darted my way to escape her aggravation. Like a precision missile she split the two trunks of a Christmas Palm next to our dock with Romeo in hot pursuit! I saw a flash as she flew within a foot of my face. But, Romeo wasn’t so lucky! He flew right smack dab into my right shoulder, scarring the hibi-jibbies out of me, and him too! I hadn’t planned on being a pawn in his game of romantic chess, but it did prove an interesting point…
…“Love is Blind”…even when Mother Nature is involved!
The story does have a happy ending as Romeo was not injured. And, although a bit flustered, I have fully recovered from the shock of my collision with this wild Green Heron. I haven’t seen them lately, but like most “Snowbirds”, I am sure they will be back next season and will live happily ever after in SW Florida’s wonderful sunshine.

Earlier this year Florida was listed 8th in the article captioned above. Admittedly, we are not experts that sift through piles of statistics or even want too, but having been in real estate 38 years and actively engaged in the Florida market for over 22 years, we see a very different market.

2011 Florida Legislative Issues for Voters

We hope you are enjoying a marvelous summer. After a short vacation our excellent summer sales have kept us busy. In between enjoying the grandkids and a day or two fishing I enjoy highlighting areas of interest or potential change in our Florida lifestyle. This brings me to several such changes voters will determine in November.
Registered voters will be given a chance to approve a constitutional amendment already ratified by state lawmakers. The amendment will reduce the yearly assessment cap on non-homestead property from 10 percent to 5 percent. As most of you know, there is a 3% limit per year on homesteaded property.
Furthermore, the new law would give anyone who hasn’t had a Florida homestead exemption for three years a property tax discount of 50 percent of the home’s assessed value, not to exceed the median home price in the county in which it’s situated. This exemption phases out for the new property owner over five years as they phase into the Save Our Homes exemption.
The bill also allows the Legislature to prohibit assessment increased when property values fall. In addition to the small business tax cuts the legislative measures are geared to speed Florida’s economic recovery. Although approved by the 2011 Florida Legislature, the outcome will rest in the hands of the voters this fall. So get out and vote!

Beach Therapy!

As I watched a baby 3’ tarpon rolling in the canal behind my house this morning I was reminded how lucky we all are to have residences in SW Florida. Last night I went for a walk on the beach right after our first afternoon shower in several weeks. It was amazing the number of people out for their Beach Therapy. There is nothing better than a beach walk, which brings me to today’s topic of “Living Close to the Beach.”
In our area, most of you know the market prices start with the beach. Two questions we receive from both renters and buyers are regarding pools and beach access. Fortunately, when one lives in the center of everything, like the Bonita Springs area, all the things we like to do when living a vacation are close at hand.
Most beaches in Florida are public but the access to beaches is restricted. We have 5 popular beaches close to our office at the corner of Bonita Beach Rd. and Vanderbilt Drive (3998 Bonita Beach Rd., Bonita Springs, 34134). Bonita Beach Rd. obviously leads to Bonita Beach and is the only access to the beach in any direction for 4 miles. Lee County provides both free and controlled parking areas. Go early in the morning if you want free parking as the 9 Beach Accesses have limited spaces. Lee County parking areas charge $2 an hour.
Bonita Beach Rd. is the dividing point between Barefoot Beach and Bonita Beach. After parking one goes south to walk Barefoot and north to walk Bonita Beach. Collier County has a 342 acre Preserve Park south of the homes and condos one may access through the guard house during posted daylight hours. Access is free to Collier County residents but requires a small fee or annual tag for others. A snack bar and nature hut is provided at the public facilities.

Another beach favorite is Lover’s Key State Park which has 2 ½ miles of shoreline and a Dog Beach. This State Park is only 10 minutes from our office and features a host of activities for all ages.

NEW Super Bargains!

As I search the market everyday for the “next best deal” I keep running across the NEW Super Bargains! I looked at one today in a decent location, gated, NEW, garage, volume ceilings, granite kitchen, and all appliances which nets out under $135,000! Problem is there is only 1 and then prices move up $2,500! Prices moving up! I keep hearing that phrase.
Another development has sold 9 residences in the last 30 days! That’s HUGE in this market! The best part is these NEW condos are priced less than you can build them. That’s why I call them the NEW, Super Bargains! It is hard to find a clean short sale that can beat these at $200K give or take a little depending on the finish!

Where did May go? It was the busiest month we have had this year with multiple closings and new purchases. I just noticed yesterday there were 151 new sales and 108 new listings! If we keep seeing days where there are more sales than closings it will not continue to be a buyer’s market for long!
The most often asked question we hear is, “How hard is it to get a loan these days?” Well, the rates are superb and our customers have not had a problem. How does 4 ½ % for a 30-year fixed rate with no points sound? The best part is we just closed one from start to finish in 30 days!

There is CHANGE in the air!

Today we just had 13 Canadians check in at Bonita Village and are they ever excited to be back. This is the 6th time one of the families has been here since we completed construction a little over 3 years ago! We certainly appreciate their enthusiasm for the community and also the 23 other people they have referred to us. Bonita Village is certainly a marvelous place to live and play.
And now...the real GOOD NEWS! Yesterday marked the first time I have seen the number of CLOSED SALES exceed the number of NEW LISTINGS coming on the market! And, today we are seeing a repeat performance! That's amazing! For months now it has been obvious there have been more people looking and the last couple of months they have been buying. We were amazed last month when we encountered multiple offers on properties our customers were trying to buy! One of my customers lost two great buys before snagging a beautiful coach home. This is good news for SW Florida!
I also talked with the manager of a major real estate company yesterday whot said their local agents are running into a shortage of inventory in some areas! A SHORTAGE? Yes, they said A SHORTAGE! If you have been wanting to buy, be forever warned that THE MARKET IS CHANGING, and if you don't make your move now you will miss this changing market!
Also, of interest are the huge numbers of Canadians that are buying. With their strong dollar they are receiving a 5% DISCOUNT on our already SALE-PRICED PROPERTIES! And the Brits pound is almost 2 to 1 now. Wake up Americans! You had better be calling your Representatives and Senators to reinforce their commitment to curb their spending! I guess we could always sell off a couple of National Parks to pay off our debt! Until we come up with a better solution we are just going to keep on selling as this is the first time real estate has been fun in 3 years!

It's a Beach Day!

Three times today we have received the same unsolicited comment from customers that stopped by our office to tell us, "It's a beach day today!" Of course, there are a lot of "beach days" here in sunny Bonita Springs, FL, but some are better than others and today is one of them!
And, should the beach get too warm one can always escape the toasty sands for a spash in Bonita Village's huge Resort Pool where a short swim under the waterfall is guaranteed cool you off! Yesterday evening, we walked three miles on Barefoot Beach and enjoyed a dramatic, sizziling sunset with a flock of Ibis. There is no better therapy than a beach walk!
I write this from my office, which is only 180 seconds to the beach, and I have decided the four closings and two offers I am working on are the only thing that are important enough to keep me away from the beach, as I can hear the waves calling my name! But, if I don't make sure these transactions go together my new customers will not be able to enjoy the good life, like Pat and I do. Life in the sunshine is a terrible addiction but it is too short not to enjoy it.
Many of our friends, which were past customers, come down three to five times a year for a week or more to savor the magnificant lifestyle Southwest Florida offers. If you are looking for the perfect property we know of some real buys! Finally, real estate is FUN AGAIN, but it has been three years since I could say that! For 23 of my 38 years in real estate Pat and I have endured the ups and downs of the Florida market. Right now it is thumbs up for buyers! There will be no better time to make your move! April, May and June are great months to buy as sellers are flexible after not selling during the season.
