The other day, sitting in my home office, the phone rang and my assistant/wife answered the phone as she normally does. However, this call caught her somewhat by surprise.

As Debbie nudged me to listen and placed the call on speaker, she said, "Great! And how are you?", completely clueless as to who she was speaking to...as I also shrugged my shoulders not knowing who this was either..
"I see you are still in real estate and are now with Keller Williams and in Atlanta! That's great! I was so glad I was able to "google" you and get your number!" "Sure we are too....ummmm....."

"You guys are the only Realtors I would suggest to my friend that is looking to invest here in Miami so I googled you and realized you are in Atlanta but want to make sure that if it isn't you he uses, that he will at least use someone you refer."
By this time, we were grateful but clueless so Debbie said, " Hang on, Steve would love to chat more with you!" This client, Jonathan, I sold a home to "pre-internet" days and have since unfortunately lost much of that database. It turns out that I remained present in his memory as did our VIP real estate service. It was so awesome to hear these comments. How my internet presence made me money this week with a past client!
I am often asked if selling a short sale is the best answer for the customer's situation. Well, of course I cannot give a standard yes or no without knowing all the details. However, I can, without a doubt say that selling a short sale is a much better option than opting for foreclosure. With that being said, not everyone qualifies for a short sale but if the seller does, then selling a short sale is by far the better option.
As a Certified Distressed Property Expert in Atlanta, CDPE, I spend much of my time offering solutions to avoid foreclosures for my clients. This, most often means opting for a short sale. Selling a short sale is no easy task and does involve many upfront hours to even find out if the sale will even be qualified as a short sale.
This is why it is important to use an expert, a specialist, an agent with the experience needed to be able to ask the right questions and perform the right duties. "Would you like to be on the first page of google?" I definitely doubt any seller will say no.

With that being said, is it possible? Sure. Can you "GUARANTEE" it? In most cases, probably not. However, I CAN and do. That's right! There are so many services out there that promise you just that but I have never chosen to use any.
I do use one, though, that I will be glad to share if you email me that I just like their platform. Now, the reality is that you can do it here with Active Rain, with Wordpress, Blogger, any of them but the key is using the right keywords and keyword density.
I am too busy selling so I let my wife and her Virtual Assistant company do it and they get each and every listing on the FIRST page. Usually within minutes.
