The gated community of Turnleaf as the gate's sign reads to the public from the outside, gets quite a lot of attention from homebuyers because it resides in the boundary of one of the best schools in Orange County. This newly built neighborhood, constructed in 2003 by Standard Pacific Homes, is also located in a wonderfully central location of Fullerton, perched on top of Fullerton Hills. The homes are beautifully designed with modern and attractive features. The community itself is full of life and vibrance. The amenities of the community add more to complete the package and create a wild combination of buyer's scrambling to any home that lists, and the home's values to stay strong, even in this market climate.
The schools are amazing. On greatschools.org, you can observe that the Pre K - 8th grade school called Beechwood School is a TOP performer, as compared with every other public school in the County it has fallen in the TOP 5 over the last few years and more. It's International Baccalaureate program is a big attraction. It has added its Preschool program recently, which is a big hit, preparing the young ones for the serious education of the school in a fun and loving way. The Support our School Foundation is very strong. They are parents and staff that have come together to raise funds for programs, equipment and teacher salaries that cannot be supported by state funding. The SOS has accomplished a reduction in class size for grades K-2, by funding additional teacher salaries to bring the class sizes down from the average 32 that the State has created. Therefore there are many parents that desire to move to the communities that live within this school's boundary, and the community of Turnleaf is one of them.
The community was built on the rolling hills behind St. Jude Hospital. This location is just a brief drive to the 57, 91, 60 and 5 freeways. If one wishes to travel to LA, San Berdu, Riverside or South Orange County, this is a fantastic location to have access to all four counties.
Standard Pacific Homes really thoughtfully designed the Cedars at Turnleaf and the Aspens at Turnleaf tracts. They both have 4 different floorplans each, so a total of 8 different home models to choose from, and three different exterior styles for each model. The Cedars tract has 3 and 4 bedroom homes that range from 2050 - 2266 sqft. Each shares similar modern features and lot sizes range from about 4300 - 6300 sqft. The Aspens homes are 4-6 bedrooms ranging from 2500-3100 sqft on lots that start around 5300 and go up to 10,000 sqft on the corner lots.
The community is full of friendly families young and old, with many that are seen out walking their dogs, jogging, strolling with babies and waving hello as you pass by. The community is known for it's parties too. The HOA hosts three big ones each year. There is an Easter egg hunt day that known to have an appearance by the Easter bunny, and serve gourmet coffees, food and refreshments and have bouncey house structures for the kid's to play. The 4th of July is a must-attend event. It has become a day of volleyball, music, games, water slides, bounce houses, snow cones, popcorn, tacos, drinks and the main event is the chili cook-off competition! YUM! Then in the fall, close to Halloween and Thanksgiving they have the Fall Festival in which there have been pony rides and train rides, food and fun like the other events! What a great place to live and enjoy life with your neighbors!
There are lovely parks scattered throughout the community, with trails and sidewalks. Two pool and spa complexes are available equipped with restrooms and showers, lounging chairs as well as table to eat at. The pools are heated from about Easter time until Halloween. The pools are 3 feet on each side and gradually get deeper in the middle to about 5 feet. The spa is always clean and bubbling, set at just the right temperture to soak your aching muscles.
The Fullerton Sports Complex is nestled within the community and is state of the art! You can find many parent and neighbors heading here for their exercise. There is a really deluxe playground set that interests youngsters and older children. Restrooms and benches are nearby. There are batting cages, baseball diamonds and soccer fields. And don't miss the famous Fullerton "loop" that connects 30 miles of endless hiking, biking, equestrian trails here. You could walk to Laguna Lake and never cross an actual street from here.
These homes were originally sold in 2002 and 2003 in the $400-$600,000 range, but have performed quite strongly holding their values. At the peak of the market the highest price paid for a home sold in 2006 was $985,000, but of course all pricing has reduced in the current marketplace. Currently the Cedars homes are selling between $675,000 and $725,000. The Aspens homes have sold recently between $735,000 and about $800,000.
