Ladera Ranch Sales Activity for the 30 days ending 3/21/12
There is less then two months of inventory for sale in Ladera Ranch now. 81 homes are for sale in Ladera Ranch as of 3/21/12. From 2/21/12 to 3/21/12 - 47 homes closed. At this pace .it would take 1.7 months to sell off the existing inventory. Of the homes that closed, 15 were regular standard sales with an average of 57 days on the market and average sales price per sq. foot of $250 (up $10 per sq ft from the previous 30 days)
Short sales accounted for 25 of the homes that closed escrow, with an average time on the market of 184 days and average sales price per sq. foot of $ 206( up $8 per sq ft from the previous 30 days)
Finally, 7 of the homes that closed escrow in the past thirty days were REO (bank owned) that were on the market for an average of 50 days with an average sales price per sq. foot of $205( down $15 per sq ft from the previous 30 days)
