To Stage or Not To Stage. . .

Selling your home in today's market requires some strategy and maybe a little elbow grease, but it can be easier than you think to score a much higher price. Think in terms of all of these great shows on HGTV about staging and flipping houses. There must be something to it or there wouldn't be so many shows about it, right? The logic behind staging is allowing a potential buyer to mentally move in to your home. Think in terms of a new home builder and what the model homes look like. If you can achieve this, then your golden and it's not that hard! The trick is to take the emotion out of the equation and remember that this is no longer the house you are living in, but a home you are trying to sell. Put your business cap on!
First, "DECLUTTER"! Those twenty five framed pictures of your family and your dog in the hallway will only distract a buyer. They stop to look at photos and forget what the house looks like. Put away the knick knacks and collectibles and open up the space on shelves, tables and mantles. Too much stuff makes the space look smaller. Are there too many pictures on one wall? Then take some down and reposition the ones that make sense and are more neutral. I don't know who came up with the rule to hang pictures at eye level, but they should have specified whose eye level they were talking about, maybe someone at 5'6" tall, not someone at 6'2". If pictures are hung too high then it makes the ceiling look lower and the room look smaller. Second, does a room have too much furniture? Less is definitely more when you are staging a home for sale. Keep it clean and simple. Position furniture so that you are not blocking the view of the room when you walk into the room and make sure that it enhances the area to look as open and inviting as possible. Too much stuff will make a room look smaller than it actually is. You are going to be moving anyway, so why not start packing?
Last, but definitely not least, keep it clean and neat. Prior to showings, make the beds, put all the dirty dishes away, clear the counter space in the kitchen and keep the bathrooms clean (toilet lids down for extra polish). If the carpets are dirty and the walls are dingy you may want to take that extra step by cleaning the carpets and painting where necessary. The return could be in the thousands for doing this right, so isn't it worth it to make the effort and maximize your return? Are you looking for a great Thai restaurant in Long Beach? Look no further!
My husband and I checked out a new Thai restaurant this past weekend. I've driven by this place in Lakewood Village about a hundred times. It was a bit of a challenge to find the right parking lot, but well worth it when we did. Panvimarn was absolutely a find; Amazing Thai Cuisine! Great atmosphere, not a big place, but big enough with a unique menu and full bar. The food was really good and extremely affordable prices. The combo fried rice was some of the best that I've had and I recommend the Money Bags appetizer. . . Yum! The bar was well stocked with unique imported beers and a great wine selection.
Overall, our little adventure to try a new Thai place paid off and we will most certainly go back again as there are too many interesting dishes on the menu. They were friendly from the moment we walked in and the service was great. If you are looking for a good Thai place or Thai Restaurant in Long Beach, try Panvimarn.
