Best Christmas Lights Display in Orange County

With the kids out of school, we are always looking for something to do. This year we made it a point to go out every night and look for the best Christmas lights in South Orange County. The tradition of Christmas Lights dates back to the middle of the 17th century in Germany. Over the next two centuries the magic of Christmas Lights spread through Eastern Europe then to the rest of the world. Candles were originally used, followed by lanterns and then on to electricity. In 1882 Edward Johnson lit a Christmas tree in New York City by creating the first string of electric Christmas Lights. In Just 20 years department stores began using Christmas Lights for their holiday displays.
I must say that when you are actually looking for the best, the competition gets pretty tough! Lights! Lights! Lights! - kids screaming in the back of the car.
Here's some sugges tions from our personal experience, of some light shows in neighborhoods close to home and if you see any you would like, add it to the comments!:
San Clemente: ok, the downtown (Del Mar Street) with all the shops have great Christmas lights, but nothing like the neighborhoods of Seaside and Stella Mare. This Talega Homes really did a great job! Some even have music coordinating the lights!
Dana Point: in our opinion, the prize here goes to the resorts and homes along the Monarch Beach area. Not only the entrances to the neighborhoods are gorgeous, but the Ritz and the Saint Regis have their big Christmas trees all decorated, full of lights...just beautiful.
Ladera Ranch: the neighborhoods here compete between each other, so each neighborhood has a theme. This one would take more time as there's too many neighborhoods to do it in just one drive, but the Oak Knoll and Flintridge villages are the must see, as most of the prizes from their competition went to these two neighborhoods. For those unfamiliar with Ladera Ranch: t o get to Oak Knoll Village take the 5 heading east down Crown Valley, the first entrance to Oak Knoll Village is by turning left at O’Neil Drive, and the second entrance is turning left at the next light, Sienna Parkway. The Flintridge Village is located off Crown Valley Parkway between O’Neil Drive and Sienna Parkway on the southern side of the community. Flintridge Village can be accessed from Roanoke Drive via O’Neil Drive or from Flintridge Avenue off Sienna Parkway.
Nellie Gail in Laguna Hills: saved the absolute best for last! Check out 25473 Nellie Gail Road and everything around Nellie Gail Road on both sides off Oso Parkway. Not only these houses are magnificent themselves, but the decorations are 'over the top' literally. Some have their giant trees covered with lights and they have signs with instructions so you can listen to a radio station to have the music coordinate the lights while driving. MUST, MUST SEE.

Looking for homes in Ladera Ranch? You can have fun while doing it

Ladera Ranch is one of those dreamy communities when it comes to holiday activities, home decorating, and family fun. Indeed, this past weekend, we visited the community when they were holding their annual Tree Lightning. What a blast!
Driving around and experiencing all of these Ladera Ranch homes decorations, reminded me how much I love this time of the year. Some of the neighborhoods even have their own theme, or have put similar decorations around the 'village' they belong to, as part as the festivities.
What a great way to experience what this community and potential place to call home can be all about, plus opportunities to meet neighbors and get inside information about the communities ! Here's some upcoming events:
December 10th - Live Nativity Scene at the Town Green from 5:00-7:00PM and individual home decorating contest.
December 12th - Neighborhood home decorating contest entries are due by 5:00pm.
December 17th - Neighborhood home decorating contest judging from 6:00-10:00pm.
December 20th - Menorah lighting from 6:00-7:00pm at the Town Green.

When the Orange County Dream Home Turns into a Nightmare

Now that you have your Orange County dream home, what do you do when you find that you owe more on your mortgage than the home is worth? While it may not make you feel better, know that you are not alone. It unfortunately has become all too common. So, what should you do?
First of all, don’t panic. There are options. They aren’t convenient, and they will hurt but you CAN get out from under it with some gut wrenching decisions and much perseverance.
Take a look at your overall financial picture. If you don’t have to sell your home, DON’T. Hang on to it and wait out the economy. For Orange County homes in specific, the “guru’s” all seem to think 3-5 years for recovery and depending on how upside down you are, you may be able to ride out the storm. Tighten your budget so that the ride doesn’t bankrupt you. And if you can afford to, just one extra payment per year can take years off your overall loan. If you have an adjustable rate mortgage, making extra principal payments can reduce your mortgage payment too.
Talk to your current lender about a Loan Modification. This is the hard part. They aren’t easy to get, they are a lot of work, and take some time to complete, so be ready for it. But they do get approved and can significantly improve your budget. But don’t get lulled into easy street. Even though you can get the payment reduced temporarily, continue to put away as much money as you can so you are ready when the modification ends. And even if you do get a long term modification, continue to budget for the long term so you can get back on your feet even if the economy doesn’t. DO NOT, under any circumstances, pay someone to do a modification for you. These are scams out to steal your money. They don’t work no matter how great they sound. Remember when your Mom said, “if it sounds too good to be true, it probably is”? Live by that. She was right!
If you have to sell, this is where a “short sale” comes into play. You’ve heard people talk about it. It’s when you sell your home for less than what you owe on the mortgage. It can have serious tax and credit ramifications so be sure to talk to your accountant before engaging in one. The “forgiven debt” (the amount the lender forgives on the loan balance) in some cases can be taxable income, or you may be exempt depending on your situation. Your accountant can guide you on that. Now for the credit problems; a short sale will have a serious negative effect on your credit for at least 2 years under current lending guidelines. Yes, it’s easier on your credit than a foreclosure, but it still hurts. A lot. So just know that you may end up paying higher interest rates on car loans, credit cards (you shouldn’t be carrying a balance anyway), and you’ll probably have to rent for a while, while you rebuild your credit. But it gives you that clean slate to start over. If you decide to choose this route, be sure you hire a real estate agent who has extensive experience doing Orange County short sales or you may end up in foreclosure anyway. It’s a difficult and time consuming process so you need someone on your side who knows what they are doing.
Your absolute last resort is foreclosure. This will ruin your credit for a least 7 years and will have wide spread consequences for future purchases for just about everything you need to finance. You will likely also end up paying higher rents and higher deposits to compensate the landlord for taking on what is considered a “high risk” tenant. Some people have a lot of difficulty with the stigma attached to foreclosure. I’ve seen many marriages fall apart over this so this would be a good time to consult a counselor or your clergyman for guidance on coping with the disappointment and hardship.
The goal here is to get back on your feet as quickly as you can so it doesn’t snowball into something larger than life. Be proactive. Know your options. And know when to cut bait when all else fails. And be sure to have your support system in place while you go through this so you stay strong, united, and confident to put things back together.
