 Foreclosures Decrease 34 Percent in 2011

[1]Total U.S. foreclosure activity and the U.S. foreclosure rate in 2011 were both at their lowest annual level since 2007, according to RealtyTrac®, an online marketplace for foreclosure properties. The company recently released its Year-End 2011 U.S. Foreclosure Market Report™, which shows a total of 2,698,967 foreclosure filings—default notices, scheduled auctions and bank repossessions—were reported on 1,887,777 U.S. properties in 2011, a decrease of 34 percent in total properties from 2010. Foreclosure activity in 2011 was 33 percent below the 2009 total and 19 percent below the 2008 total.

The report also shows that 1.45 percent of U.S. housing units (one in 69) had at least one foreclosure filing during the year, down from 2.23 percent in 2010, 2.21 percent in 2009, and 1.84 percent in 2008.

“Foreclosures were in full delay mode in 2011, resulting in a dramatic drop in foreclosure activity for the year,” says Brandon Moore, chief executive officer of RealtyTrac. “The lack of clarity regarding many of the documentation and legal issues plaguing the foreclosure industry means that we are continuing to see a highly dysfunctional foreclosure process that is inefficiently dealing with delinquent mortgages—particularly in states with a judicial foreclosure process.

“There were strong signs in the second half of 2011 that lenders are finally beginning to push through some of the delayed foreclosures in select local markets. We expect that trend to continue this year, boosting foreclosure activity for 2012 higher than it was in 2011, though still below the peak of 2010.”

December activity hits 49-month low, scheduled auctions up in fourth quarter

Foreclosure filings were reported on 205,024 U.S. properties in December, a decrease of 9 percent from the previous month and down 20 percent from December 2010. December’s total was the lowest monthly total since November 2007—a 49-month low.

December Default notices (NOD, LIS) decreased 19 percent from the previous month and were down 23 percent from December 2010; Scheduled foreclosure auctions (NTS, NFS) decreased 12 percent from the previous month and were down 24 percent from December 2010; and bank repossessions (REO) increased 10 percent from the previous month but were still down 12 percent from December 2010.

Foreclosure filings were reported on 586,133 U.S. properties in the fourth quarter, a 4 percent decrease from the previous quarter and down 27 percent from the fourth quarter of 2010. Fourth quarter default notices were down 6 percent from the previous quarter and down 22 percent from the fourth quarter of 2010; scheduled foreclosure auctions increased 4 percent from the previous quarter but were still down 32 percent from the fourth quarter of 2010; and REOs decreased 11 percent from the previous quarter and were down 24 percent from the fourth quarter of 2010.

Nevada, Arizona, California post top state foreclosure rates for year

More than 6 percent of Nevada housing units (one in 16) had at least one foreclosure filing in 2011, giving it the nation’s highest state foreclosure rate for the fifth consecutive year despite a 31 percent decrease in foreclosure activity from 2010. Nevada foreclosure activity dropped 35 percent from the third quarter to the fourth quarter, driven primarily by a 70 percent decrease in default notices —the result of a new law (AB 284) that took effect in October requiring lenders to file an additional affidavit before starting the foreclosure process. The new law also increases the penalties for the use of fraudulent documents in foreclosure.

Despite a 28 percent drop in foreclosure activity from November to December— caused largely by a 41 percent drop in scheduled foreclosure auctions—Arizona registered the nation’s second highest state foreclosure rate for the third year in a row, with 4.14 percent of its housing units (one in 24) with at least one foreclosure filing in 2011.

California also experienced a substantial month-over-month drop in initial foreclosure notices in December—default notices there were down 38 percent from the previous month—but the state still registered the nation’s third highest foreclosure rate for all of 2011. One in every 31 California housing units (3.19 percent) had at least one foreclosure filing during the year, down from 4.08 percent in 2010 and 4.75 percent in 2009.

Georgia posted the nation’s fourth highest state foreclosure rate, with 2.71 percent of housing units (one in 37) with at least one foreclosure filing in 2011, and Utah posted the nation’s fifth highest state foreclosure rate, with 2.32 percent of its housing units (one in 43) with a foreclosure filing during the year.

Other states with 2011 foreclosure rates ranking among the nation’s 10 highest were Michigan (2.21 percent), Florida (2.06 percent), Illinois (1.95 percent), Colorado (1.78 percent), and Idaho (1.77 percent).

Foreclosure processing timelines continue to increase

U.S. properties foreclosed in the fourth quarter took an average of 348 days to complete the foreclosure process, up from 336 days in the third quarter and up from 305 days in the fourth quarter of 2010. The length of the average foreclosure process has increased 24 percent from 281 days in the third quarter of 2010, when lenders began to re-evaluate foreclosure procedures in earnest as the result of the so-called robo-signing controversy.

The average foreclosure process in New York has increased 37 percent during the same time period, and New York properties foreclosed in the fourth quarter took an average of 1,019 days to complete the foreclosure process—the longest of any state.

New Jersey documented the nation’s second longest average foreclosure process, at 964 days, and Florida documented the nation’s third longest average foreclosure process, at 806 days. Foreclosure activity in both these states dropped more than 60 percent from 2010 to 2011. All three states with the longest foreclosure timelines employ the judicial foreclosure process.

Texas continued to register the shortest average foreclosure process of any state, at 90 days—still an increase from 86 days in the third quarter and from 81 days in the fourth quarter of 2010. Other states with average foreclosure process among the nation’s shortest in the fourth quarter were Delaware (106 days), Kentucky (108 days), Virginia (132 days), and Louisiana (134 days).

Top metro foreclosure rates

With 7.38 percent of its housing units (one in 14) with at least one foreclosure filing in 2011, Las Vegas posted the nation’s top foreclosure rate for the year among metropolitan statistical areas with a population of 200,000 or more.

Ten out of the top 20 metro foreclosure rates in 2011 were in California cities, led by Stockton at No. 2, with 5.43 percent of housing units (one in 18) with at least one foreclosure filing during the year. Other California cities in the top 10 were Modesto at No. 3 (5.29 percent), Vallejo-Fairfield at No. 4 (5.20 percent), Riverside-San Bernardino at No. 5 (5.16 percent), Merced at No. 7 (4.40 percent), Bakersfield at No. 9 (4.31 percent), Sacramento at No. 10 (4.17 percent), Fresno at No. 11 (3.82 percent), Visalia at No. 13 (3.67 percent), and Ventura at No. 16 (3.27 percent).

Other metro areas with foreclosure rates ranking among the top 20 were Phoenix at No. 6 (5.10 percent); Reno, Nev., at No. 8 (4.37 percent); Atlanta at No. 12 (3.69 percent); Prescott, Ariz., at No. 14 (3.50 percent); Cape Coral-Fort Myers, Fla., at No. 15 (3.29 percent); Greeley, Colo., at No. 17 (2.97 percent); Detroit at No. 18 (2.94 percent); Boise, Idaho, at No. 19 (2.85 percent); and Salt Lake City at No. 20 (2.81 percent).

the Best Apps for Your Smartphone and iPad

 

Emerging Technology that Will Change the Way You Interact with Computers

I have never been a major fan of Apple products for a variety of reasons and was skeptical of the iPad when it was first introduced. It just never made sense why anyone would ever use a device like this. It was 8 months after it was introduced before I got one, as a friend gave it to me for Christmas last year and I actually played with it.

If you own an iPad already then you know and I am preaching to the choir, but for those that don't, let me tell you that shortly after using this device it became very clear to me that this will radically transform computing technology.I use it daily...

The key is the form factor and the ability to EASILY consume electronic content, my 16 month old can access her apps...  I can have rapid access to key information when needed. It is about the size and weight of many magazines, yet it can hold hundreds of thousands of books. Unlike a bulky notebook computer which typically weighs three to five times as much, it is easier to carry around. You will get very few stares in a business meeting or restaurant if you break out an iPad, but you might if you start to use your notebook computer.

Emerging social trends confirm my observation, as now Yale Medical School has its entire curriculum on the iPad and many if not most airlines are in the process of converting their forty pounds of flight manuals carried by each pilot to iPad equivalents. There is simply no question that most schools will switch to tablets and away from textbooks. This is simply inevitable.

The tablet computer is really designed primarily as a consumption device to read and consume information. It is not intended to write large amounts of texts. If you plan on substituting it for a notebook you will be disappointed, as it is not easy to enter long streams of texts unless you have an external keyboard. Even though I have one for my iPad, I have never used it and always wind up using my notebook for extended writing. It is certainly easier than typing on a smart phone but anything beyond a sentence or two is cumbersome and highly inefficient in my opinion.

Hints on How to Use the iPad

There is no question that for the foreseeable future the iPad will dominate the tablet market. Hopefully Android tablets will provide some competition down the road, but for now the iPad rules. If you haven't purchased one, it is my suggestion to not purchase one with a wireless modem for several reasons. They cost $100 more , you need to pay monthly fees and the current 3G connection is too slow. So get the Wi-Fi version for $100 less. If you can afford more memory for it, if not, the base model at $499 is fine.

The key to making the iPad a great tool is the speed of your connection, as many of the useful apps may be cumbersome for some people to use at typical 3G speeds. So you can hook up to your home or office Wi-Fi, or when you are mobile you can hotspot into a phone that has 4G LTE. I got the first phone with the service from Verizon in March and it is extraordinary. I only use it when traveling but it is amazing. No more internet connection fees at hotels or airports.

My Favorite Apps to Make Your iPad or Smartphone Truly Useful

The reason you use an iPad is for the apps, so I thought many would appreciate which ones I find useful. Many of my friends realize I am passionate about this, so I typically share my latest findings with them and my family. Part of the reason I wrote this article was to have it in place to make it easier to share with my friends, and I thought that many of you would also appreciate these insights.

I have scanned many thousands of articles and downloaded several hundred applications, and these are the cream of the crop, from my perspective. You might have some other interests or needs, so clearly these are not the only good apps out there, so I would encourage you to keep your eye open for others.

So here are my top recommendations:

Google Maps for Android

In my mind this is the single best smart phone/tablet application and is absolutely a stunning representation of what technology can do for you. This app alone is worth the purchase of an Android smart phone if you drive a lot. Unfortunately this is an app that only works well on Android smart phones. It will not work as well on the iOS platform.

At the time of this article, Google Maps for Android has a number of features that the iPhone does not. Most important is a true navigation system. On the Android version of Google Maps, the navigation works more like a standalone GPS device. It automatically updates your next turn based on your current location.

Android also has "offline reliability," which saves a cache of frequently used areas of the map so you can still navigate even if you don't have a data connection. These two features alone are enough to convince most prospective smartphone users to choose an Android phone for navigation purposes.

Google Maps is nothing less than pure magic. It is, in my opinion, the single best way to navigate to a location while not only driving, but walking. What makes this application so great? The marriage of highly effective voice recognition and awareness of where you are located. I use this app all the time when I am visiting a different city and it has eliminated all fear of getting lost or not winding up where I need to be.

This app is better than any in car navigation system that you can spend several hundred dollars for and it is FREE. On many occasions I have had to fire this app up when the driver of the car I was using had a navigation system that simply did not provide the correct information.

You merely press the application and then speak your destination. For example you can state the name of large chain, like Whole Foods, and in seconds it will give you turn by turn directions that speak to you so you can get to the nearest Whole Foods. When you arrive at your destination it tells you which side of the street the destination is on and actually shows you a picture so you can find it. How awesome is that?

If you have ever used this program my guess is that you will agree with me that this is the most sophisticated navigation program on the market and it is likely that most cars will use it instead of their expensive navigation systems in the future.

The Weather Channel

One of the most useful information you can easily obtain from your device is to know the weather now and in the immediate future. I downloaded all the major weather apps, including the paid ones and there is one clear winner in this area that decimates the others. The Weather Channel was an order of magnitude better than the other apps, but they recently released an update that makes it even better. This free app is an absolute must have . Beautiful graphics allow you to easily compare different cities by a single swipe, and colorful graphic ten day predictions. Of course they have Doppler radar maps so you can easily see when rain or snow will likely hit your area. I use this every day and suspect you will too.

  1. Buy earth-friendly cleaning products: This used to be a tall order for budget-conscious households, but now there are a plethora of products on the market available for the same price as traditional cleaners. Some households take it one step further and harness the cheap cleaning power of baking soda, vinegar, and lemon.
  2. Lights out: Turning lights off when you’re not in a room means you use less energy. This means the power plant produces less power and emits less pollution.
  3. Turn the water off: It is tempting to let the water run while we brush our teeth or wash dishes. Take a quick second to turn the handle to “off” and preserve water each day!
  4. Upgrade Insulation: A well-insulated home can save you money! Insulation helps keep your warmed or cooled air inside the home. Check the attics and walls of older homes to see if upgrades are needed.
  5. Check for cracks: Air escapes through cracks around windows and doors. It is essentially wasted energy. Check windows and doors for leaks and fill them with caulking.
  6. Change lightbulbs to CFLs: These new bulbs might look a little funny and cost a bit more initially, but they last longer and save tons of money in the long run.
  7. Use cloth diapers: Attention all parents! Cloth diapers aren’t what they used to be. Not only do they work just as well as disposables (some say better), but they cost less and save the environment. A disposable diapers takes up to 500 years to biodegrade in a landfill. Americans send millions to the dump each year.
  8. Use a laptop: Did you know a laptop uses less energy than a desktop unit? For home use consider using a laptop. Not only will you save energy, but you’ll save space as well.
  9. Electric water heater: These compact units are great for families wanting to heat water only on demand. You’ll never run our of hot water and you’ll use less energy in the process because you won’t be heating water for when you don’t need it.
  10. Zero-Voc paints: Paint can be toxic. Traditional paints emit fumes for years to come, meaning your family breathes in this nasty stuff. Zero-voc paints, however, are safe and cost only a fraction more than traditionals.
  11. Unplug appliances: Even if an appliance isn’t in use, it is still pulling a small amount of power. Unplug appliances when they’re not in use. Even small changes can have a big impact if everyone does it!
  12. Free and Clear laundry detergent: Our rivers, lakes, and oceans will thank you. Every year gallons and gallons of toxic chemicals make their way down our drains and back into our water supply.
  13. Energy efficient appliances: Energy Star rated are a great place to start. These appliances meet a strict standard of energy usage. Switching to an energy efficient washer or dryer can save you cash and energy.
  14. Wash in cold water: Once you have those Energy Star appliances, be sure to wash in cold water when you can. It uses less energy!
  15. Recycle! Most cities have recycling centers where you can drop off metal, glass, paper, cardboard, and plastic. Keep extra bins in your garage, spend a few extra minutes sorting your trash, and do your part of save the environment.
