Solace and the Moonlight Lounge Encinitas

Solace and the Moonlight Lounge Encinitas.  I have lived in North County San Diego for many years and have seen "the growth" sneak up on us...Lately even in this economic climate it seems like it is no longer sneaking but running!  Whole Foods must need to meet its quota for opening stores because of new stores popping up in Del Mar and the one in Encinitas.  We first saw the sign for Whole Foods coming to Encinitas Village and we thought it was an intereting location as the area is very health conscious, however Whole Foods is perceived as being pricy.  But it does display the food much nicer than other markets.  As the mix use building came up in Encinitas we started hearing the "buzz" about new restaurants, shops and condo complex on the top floor.  Amazing for the little village of Encinitas!

One of my favorite restaurants in downtown Encinitas is Solace and the Moonlight Lounge.  We had previously visited Solace in North Park when selling a property in that area and we found it charming.  We actually tried Solace and the Moonlight Lounger Encinitas on Valentines Day and were amazed we got in without a reservation!  The downstairs area is well - nice.  However it just did not appeal to me and we were lucky to capture a table in the upstairs dining room.  This room with its huge open ceilings and aluminum ductwork is airy and most of it faces the rooftops of downtown Encinitas towards the Pacific oceans.  A long communal table in the middle sets the tone for the room and little tables are scattered throughout as well as a wrap around patio.

The menu at Solace and the Moonlight Lounge Encinitas is interesting and varied.  The Executive Chef Matt Gordon is a 22 year veteran of the restaurant industry.  His goal seems to be to create a fun environment for staff and customers.  And his servers are great!  Prices at Solace and The Moonlight Lounge start at $5.85 for warm Cheddar and Chive biscuits with Orange Honey Butter which I am telling you that if you order one single order you will not want to eat anything else!  I think they are the best thing on the menu so you have to order them!  There is a Shrimp Appetizer - $1.75 each.  Yellow Tail Tartare at $12.5 to warm house made Ricotta dip, Argula Pesto and Roasted Garlic at $9.00.  We shared the Bibbedge Butter Leaf Lettuce salad with Maytag Blue Cheese, Spiced Pecans and pickled onions and this Solace and The Moonlight Lounge Encinitas salad is p

It was Cinco de Mayo at Solace when we had another visit and I had to order a Tequila Shooter.  They did not have any familiar Tequilas as they try to order "local" liquors but I did enjoy the $5.00 Mexicali Beer.  Ron had a martini with a Vodka that again was not recognized- I believe it was called "Rare" and it was.  But it was good.  I ordered the Jidori Chickan at the Solace and the Moonlight Lounge Encinitas which is unusual as I usually do not order Chicken since I cook so much of it at home.  It was lemon and salt crusted and truly one of the best chicken dishes I have ever had!  This was $22.50 a hefty price for chicken in Encinitas.  Ron had Flank Steak with corn pudding which came out way too rare for him and when it came back from the chicken it had a BBQ sauce not originally on the plate?  We did not complain!   Corn pudding was yummie.  This was $21.75.  Chicken trumps beef  in price at Solace and the Moonlight Lounge Encinitas.

Even though Solace is a bit pricy for Encinitas I have to say that the atmosphere UPSTAIRS is worth going to even if it is just for a cocktail or a beer at sunset.  Have an order of BISCUITS and your life will be complete!  Mingle with the younger crowd and enjoy the feel of NEW Encinitas Village.  A little coastal town with a big vision!

UNIVERSITY CLUB DOWNTOWN SAN DIEGO

I found that after writing a review on Davanti Enoteca in Carmel Valley I really enjoyed talking about food instead of Real Estate "for a while".  We had the most amazing experience as we were invited to the Founders Room of the University Club San Diego and after having what I consider a FIVE star experience I had to rave about the University Club -Founders Room.  Yes, I AM a FOODIE and an enthusiastic gourmet and I am all about stmosphere, but seriously when the food and service at the University Club San Diego were truly over the top even for me!  And we eat out weekly!

I have eaten my way around the US and Europeand its a miracle my arteries are still functionin so I eat healthy at home and go "all the way" when I know I am among dining royalty!  The University Club San Diego is a private club.  I have no idea who the members are or what the member requirements entail.  I do know its open for breakfast, lunch and dinner so I am sure Accounting Firms, Law Offices, High Ranking Military take advantage  of this special space. The University Club San Diego is located sky level atop the Symphony Towers Building on the 34th floor.  Its actually one of the tallest buildings in San Diego.  Amazing San Diego Downtown views! One of a kind.

We "shot up" to the 34th floor in the University Club's elegant "gold" lighting elevator which as we all know makes us all look better,  Having an early reservAtion at the Founders Room University Club" is probably the normn as when there is a symphony it is "the place to eat".  That evening was pretty quiet which was fine with us as "four" people can make a party!! We chose to sit in the large bar area for a pre dinner drink to enjoy the beautiful downtown San Diego view.   Goes on forever!

The waiter immediately came to take our order and he had the greatest personality ever!  We were all in a festive mood but this server was amazing.  On noticing we were taking I phone photos of everything we could in the University Club he actually was giving us I phone camera tips.  Seriously were can you even find a waiter that gives I phone tips?  He graciously suggester the Rex Goliath Pinot Noir that at $30.00 a bottle was "out of this world".  Again, where but the University Club San Diego would a waiter not suggest the MOST expensive wine?

In the Founders Room of the University Club we again had a fabulous waiter.  He started with the specials one of them being Alaskan Halibut JUST flown in from Alaska.  I had to order the White Asparagus with Truffle Oil as I love them both and it was- well- amazing.  One of our friends had the Sweet Onion Soup which at $6.00 was one of the best buys there,  Another had the Wilted Spinach Salad with crispy Polenta, Grilled onions and Champagne Vinegrette with a fresh farm egg on top for $15.00.  Eatable art!  Wish I could just lock up this University Club San Diego Chef up in my house till the end of time! I'll  provide him with water if he provides food!

I couldn't decide on an entree and the waiter suggested Dover Sole and said their fish was flown in twice a week,  Dont know when it got to my plate but it was melt in your mouth delicious and though price at $46.00 was worth every bite!  The University Club San Diego's prices are not low but for one of the best meals I have had in a long time I would happily search my friend pool to be able to have this amazing experience.  Enthusiastic Gourmet that I am at least this dinner was worth every penny!  I can't remember when all four people did not have ONE single complaintl.  The University Club is a special occasion restaurant that truly makes it a special occasion!  Be sure to make a friend that is a member of The University Club San Diego and let fabulous taste treat begin!! Definately worth finding a member to eat with!!  I get to go back for their Shellfish Brunch and can't wait!!!

DAVANTI ENOTECA CARMEL VALLEY

Deciding to take a break from Real Estate blogging just bacause I can!  Its just not so interesting to constantly read that interest rates are low, inventory is low, loans can be tricky, blah blah blah...So here's a thought LET'S GO OUT TO DINNER!!!

This is a North County based blog so when the Ralphs Shopping Center (fondly re named Del Mar Highlands) started a gal remodeling - we all went "whatever".  Drills started churcning and behind plywood walls of empty storefronts the mystery began.  Soon a sign came up with DAVANTI ENOTECA coming soon sparking interest aws a new restaurant can do!  Across was the Cinepolis theater in the Highlands which just opened its doors and although you have to get a second mortgage to take a family of four it gave a new face to the Carmel Valley Highlands and the new home of DAVANTI ENOTECA CARMEL VALLEY.  I had read about DAVANTI coming soon in San Diego Magazine and knew that its mother ship was in Chicago.  I am familiar with the fabulous food of that city so had my eyes wide open for that opening.  We just visited DAVANTI ENOTECA CARMEL VALLEY for the first time and checked out its sister restaurant Mia Francesca.  Its an interesting cocept with DAVANTI ENOTECA on one side and Mia Francesca on the other.  I opt for non white table cloth dining unless its a special ocassion so picked the DAVANTI side which felt more like smaller dishes a bit like a tapas menu with Pizza/  I like more casual atmosphere with my pizzsa.

The decor at DAVANTI is right up my alley, all raough wood plank floors and brick accented walls.  A large community table is the focal point of the smallish dining room with wine bottles and tomato cans scattered around the room.  A wonderful poster of a family stating "we are happy, we ear lard" beats any Picasso for my taste!   loved It - Want it!  The menu at DAVANTI ENOTECA starts with Formaggi and Salumi choices.  Dauting for a seriously work out crazy, health constious suburbia neighborhood.  Lots of cheese and meats to choose from.  No tofu (my inner self grins).  We saw a lot of those order flying by so either folks had just left their latest Spinning Class and said "what the heck" or decided life is way to short to not eat cheese!  Or Polenta with cheese!

Further down the menu at DAVANTI ENOTECA CARMEL VALLEY HIGHLANDS we notived it was totally non tradional for San Diego, which for our thinking is a good thing.  Due to the success of Burlap across the way we figured San Diego was ready for food adventures.  Ron had white anchovies, celery, Pecorino Cheese and Olives - large portion for the price of $6.00.  Good on its own but totally yummie when used as toppings for his pizza.  (inner self total foodie).  I had an interesting Truffle egg taost with Fontina Cheese and asparagus which although tasty I would not revisit.  Really rich, little doughy and the eggs were coddled and runny.  Again, good but although I love Truffles would not order again.  The asparagus was sliver thin which did not appeal.

The appetizers at DAVANTI ENOTECA DEL MAR HIGHLANDS were from Grilled Romaine and Tomato Salad to Foccacio del Rocco which aounded exotic.  The Foccacia was greatly pushed as a pizza alternative but for $18.00 I would much rather order an entree.  They did push that Focaccia though- must be a money maker!  Pizzas from Mozzerella which we had and was thin and crispy was delicious.  Also featured others like Sausage and Brocallini but I like the basic taste of a Mozzarella pizza.  Ron added anchovies and it was delicious.  Reasonable to share at $13.00.

Entrees at DAVANTI ENOTECA DEL MAR HIGHLANDS offered entrees like Polpo con Rafano - seared Octopus with potato salad.  Pollo Sole Mio - grilled chicken, DAVANTI burger and Osso Bucco di Pescatrice made with monkfish.  Must be tiny Oso Bucco bones:)  Lots to try with an adventurous palate.  The Osso Bucco was the most expensive entree at $19.00.    My next oder choice will be the Mascarpone Polenta with ragu of the day - small $13.00 - Large $18.00.  I just have to clear out my arteries after the fabulous desswerts which was Lemon Curd Marcaspone Terramasu.  It was so rich that I felt I needed to purge (kidding) but worth every bite.  We shared.  One thing we noticed was the wine list was a bit pricy but at Happy Hour prices the house Sanviovese wine was outstnading.  Problem solved.

Don't know how Carmel Valley will accept the cutting edge food of DAVANTI ENOTECA and MIA FRANCESCA version of Italian food.  However again (inner self is total FOODIE) I'm all for trying something I will never cook at home!  Let places like DAVANTI ENOTECA be my special places for my great atmosphere and unusual fare!

Real Estate Firestorms

As a real professional real estate agent in the last couple of years I literally feel that I am riding on the back of a fire engine.  A large  hose is wrapped around my neck.  In this profession we try really hard to make the adventure of buying a house or selling a house trully stress free...ok almost stress free.  We start by "going for a ride in the car" and end with the keys to that new house of the buyers dreams.  When we take a listing to a home we feel assured that all our suggestions are carried out and that the seller gets a great price from a buyer that will love their home forever!

Sadly these days there are more than a few bumps.  The world has changed and so have the occupants.  Turn on the news and another 5 year old child has taken a gun to school and shot three classmates.  I can't figure out HOW to shoot a gun - seriously how does a child even know HOW to do that?  The real estate market even with the world bumps is active - good houses are selling for good prices - not so good houses for a little less.  Buyers and sellers are both a bit jumpy and rightfully so.  Real Estate Firestorms.  The very best thing a buyer can have is an agent that works hard for them and a lender they can trust.  With the very changing world economy affecting our bond market a matter of days can change 1/4% interest rate.  A strong lender will explain the process along the way and make it sound like "English" both to sophisticated or first time buyers.  Another Real Estate Firestorm averted. 

Listing agents NEED to be involved in the appraisal process.  I not only have comps in hand but PHOTOS of the listings, Upgrades listed with the comps as well as subject house, Neighborhood info, location and if needed a pint of blood from the seller.  Even if we are not allowed to talk to appraisers we can certainly help make their job easier.  Houses not coming at value are not that appealing to buyers.  This time the hose needs to be long enough for the Real Estate firestorms flame to be put out.

I can't even imagine being a new agent in this market.  Short Sales, REO's, Distressed Sales, sales with buyers walking, sales with sellers crying, sales with no repairs being done, sales with buyers wanted all repairs done.  Endless Real Estate Firestorms. 

The one thing that stays constant in this profession is that when that home buyer gets the keys to his/hers new home they have a big smile on their face and all those ashed from the home buying firestorm will miraculous be gone!

Selling and Staging homes Why it Works

It's interesting as I continue to blog about staging and my huge belief in its success and results what feed back arises when selling and staging is suggested in tandem.  Whether its a fixer upper"  or a ready to sell home that just needs a little staging to sell the comments are always amazing.

"we have a great view" - that will sell the house.  My reply is "you can't live in a view" and I bring up various listings in the Multiple System where say if the home is held up by termites perhaps staging would not work.  However there is always inventory with views that are not selling because they simply do not show well.  This is the market where buyers want rock bottom prices or ready to move in homes!  If you have a fixer upper it better be at a really good price.

"It's not possible to stage a home and live in it".  Look at it this way it's never a bad idea to de clutter.  When you are putting your house on the market all you need is a little professional help, another viewpoing of your home, and introduction to the word POD.  If you are not going to use it until you move you do NOT need it.  Selling and Staging means more than just moving furniture around.  It's a mini facelifht that you will enjoy while you are still living in your home.  I marvel when sellers buy new appliances just to sell their home when they could have been using them. 

 

We havent sold and staged any of our other properties.  Excuse me was that when properties had 6 offers in 20 minutes and you had to stand in line to buy a lean to?  Just watch business news and this one will answer itself.

We don't have the money to stage before selling .  Have you checked the price of PAINT.  Its the most cost effective way to sell and stage your house.  Listen, I have a red wall and if I was listing my house that wall be instantly beige so that buyers weren't staring at the red wall.  If you have twenty year old bathroom fixtures, go to Home Depot and for a couple of hundred dollars you can re fixture three bathrooms.  When a buyer comes into the bathroom their eyes will immediately go to whatever is newer and shiner.  Ditto for light fixtures.  Staging comes in all shapes and forms.

Well, we can list for a few months and test the market before staging to sell!  This one is easy... the first 30 days of your listing is when all the really interested buyers come out of the wood work.  YES they will continue to trickle in but when a home first goes on the MLS its like the "new girl in school".  The cuter she is the more dates she gets.  Do the staging" your agent suggests.  Seriously listen on this issue whether you have a fixer upper or a move in ready home you will not be dissapointed at the results.

SHORT SALE ITS NOT A SCARY THING!

small houseAbout three years ago when the word SHORT SALE came into prevelant view it really sounded scary.  What does that even mean.  Is the house actually shorter.  Is the escrow period shorter (yeah right) does the agent have to be shorter?  It was a mysteryto most of us. 

Then the reality of what a short sale hit us and what it entailed hit us.  They started showing up as MLS listings.  Those who did not understand them did not want to show them.  Then we realized that clients thought that purchasing a Short Sale was comparable to winning the lotto.  SO they started showing up on our showing lists.  The fun really started then as we saw homes without stoves, homes without doorknobs, homes without DOORS, and homes without toilets.  The best one ever was the house without a FLOOR.  What you do with pulled up carpet and pulled up wood planks would be a mystery except for one thing – these sellers were TICKED OFF and like children throwing tantrums this was the only way they had of GETTING back at that bad bad bank that had given them a loan so they could live in a home they couln’t AFFORD.  I know we are all adults – but seriously it can be dauting to have to look in the mirror and take responsibility for ones actions.   Buyers started NOT wanting to see these listings and it became apparent that agents needed to start taking control in advising these clients on how to leave their properties.  Some even listen!

 ANYWAY at first I turned down Short Sale listings simply because the agents who were doing them in my office always looked like they were close to a mental breakdown. Spending hours and hours on the phone talking to some poor person sitting in an office in Omaha with about ten thousand files in front of themwasjust not my idea of a good time.  I could not offer a service that I was not familiar with in all fairness to my clients who I treasure above all.  I simply referred them out.

I then got a call from a client who has become a friend and decided I needed to take this project on.  Fortunately I got a referral from my favorite escrow officer for a professional negotiator…I did NOT really know that existed as my only experience was on the short sale buying side where the other agents pat weekly statement when asked for updates was – I DON”T KNOW.  Hiring this person was the best thing ever – yes they need to be PAID- but you know the Greedy become the Needy in my book and to have clients taken care of well is the most important thing.  I NOW can take a Short Sale and can treat it exactly like a TALL SALE.  It can be staged, it can be promoted, it can be photographed professionally, it can be marketed and shown off just like a regular house because IT IS.  There is no more stigma in selling your home this way.  The economy has decided to stabilize our home prices devaluating their worth, and it is what it is.  Short Selling  is the same business decision as many others made daily by businessmen.   Short Sale if you need to – make sure your house is treated with the same care and respect as any other house the agent is listing.  Leave the toilet in place – it makes for much better photographs and in a couple of years your credit will be clean as a whistle and you can buy a house that you will love even better at a much better price!

carlsbad  2 beachSome days I wake up and it truly feels like I am  standing on the side of the Italian cruise ship.  I turn on the news and realize that is the last thing I want to hear…this year is going to be a long nightmare of political idiotic commercials…I was in advertising for years- if you can’t believe you are really getting a “better” burger can you seriously believe anything politicians say.  But that’s for another time…

I glance out the window and the sun is shining, the brezze is cool, the flowers are blooming and all is good with the world.  I picked up the latest San Diego Magazine – yes… I am still loyal to print..even in this internet world- though I have to say if it gets any thinner it will be the San Diego Flyer instead of Magazine- to read their reasons to LOVE San Diego article.  Just curious -I  thought it would be a good blog for those readers in Iceland (I think there are some on this blog). 

One good reason is it seems like our medical community is still growng strong and that the Sanford Consortium for Regenerative Medicine which opened in La Jolla last year has received a $43 million grant towards the continuing advance of stem research.  No matter what the feelings of this research are, it is the furutre of medicine and also a lot more scientisits and reaserchers will have jobs and be moving into the San Diego area.  Great for housing in the UTC and adjoining areas.

Seems like San Diego has dramatically fertile soil which in turn is producing a lot of organic produce.  This is great if grocery shopping in the organic aisle is in your budget- otherwise perhaps a window box with a shovel full of “fertile” soil can yield at least one cherry tomato tree.  Better something than nothing right?  I pass over the organic bananas and avocados for the other choice- I feel if the pesticides can burrow themselved into a banana peal then I should give them a chance.

I guess we’re the largest selling fish taco city in the country.  Seriously is this a reason to love San Diego…well I guess it is if you own Rubios???

This one is my favorite as it totally is linked in with home buying!  We rank fourth in the U.S for school choice.  We have only 218 schools and NYC ranked first with 1,474 schools.   Guess we got ranked B- by some research institute- however the good news is no one got an A?  We also have more than 40 charter schools in San Diego Unified which is a cool option for parents that want to go that route.  The one in Encinitas is fabulous in computer science from what I hear.  We are also placed well for affordeable private schools – unless you choose Bishops!

We have a US Olympic Training Center in Chula Vista – didn’t know that!  It’s one of the only three in the country sending TEAM US to London..now THAT is cool… not sure I would move here for that but since I am already here that is COOL.  They give tours on Saturday…I’m totally there!

San Diego State has more than 1,200 veterans students on the campus with first ever on campus residencfes built exclusively for military residents.  TOTALLY wonderfull and I am so proud of my alma mater!  These are the folks that deserve whatever they want when they get home from being deployed!  Just saying!  Well not a new Porsche- but the education to get them there!

We have lots of cars but I guess a “bike coordinator” has been hired full time by the city.  How do you even get that JOB?  I guess first on their agenda is more bike corrals for businesses and bicycle education in school.  Not sure what that means but it sounds a LOT more reasonable than a HIGH speed rail from Cochella to NOWHERE that is going to cost California millions of dollars.

So take a look at the photo – you can ski in the morning at Big Bear, surf in Cardiff in the afternoon and hike in Torrey Pines in the evening.  And that is why we love to live in San Diego!!!

Having a beautiful web site is wonderful…having clients actually go to it is wonderful…having “internet searchers” find it is MAGNIFICENT.  Imagine having a party and sending out beautiful inviations and NO ONE shows up!  Agents doing template web sites just have an extra $500.00 to spend.  Agents like us that have a much more sophisticated web site are quickly learning that again – to weather the real estate storm- we have to go that extra mile!

I have been turned on to a new real estate web site that will work in coordination with mine on my listings – active, pending or sold,  By using “key words” or words that home buyers are actually searching for on line the site magically appears on Google and connects with san-diego-coastal-homes which would be me!  These blogs are great fun for me to write – but having many more internet visitors finding me is much greater FUN!

Real Estate Weathering the Storm is widely discussed in the new CAR magazine where it talks about how brokers are giving agents many new opportunities to build their client base.  The “fab four” Realtor.com, Trullia, Zillow and Yahoo still have their lead generators where an agent for a hefty fees pays to “leads” (I hate that word).  I have tried Trulia and even though it does send “leads” (yuk) they are often totally unrealistic as the parameters they are searching for don’t exist.  NO we do not have 2 acre properties for $150,000 in the middle of San Diego.  No offense but if a buyer is searching on Trulia already wouldn’t they KNOW that?  Agents being fed a client for a certain listing can very likely not be familiar with the area they signed up with – only zip code available- and thus not doing that seller any good whatsoever.  YIPEE you are on Trulia- but now you are talking to an agent who has never heard of the neighborhood they are inquiring about so that sellers gets the lead switched to an area the agent is familiar with.  Ergo, this new system where an agent can get THEIR own listing on the front page of Google could be a really great opportunity.  Weather Storm – no worries have umbrella.  It’s a lot of work to get this all down but seems well worth it!

According to the CAR brokers that are generating leads for their agents on distressed properties through their relationships with banks are increasing their business by 30-40%.  It’s interesting as the company they are talking about is right smack in Beverly Hills.   Lots of agencies want to ignore the ugly reality of these properties coming into high end neighborhoods.  It’s only just begun so let’s just treat them as regular normal sales so the seller can move on with their life!

Its a brand new world out there and aside from personal referrals agents have to continue to increase their knowledge to reinforce their brand!
