Selling and Staging homes Why it Works

It's interesting as I continue to blog about staging and my huge belief in its success and results what feed back arises when selling and staging is suggested in tandem.  Whether its a fixer upper"  or a ready to sell home that just needs a little staging to sell the comments are always amazing.

"we have a great view" - that will sell the house.  My reply is "you can't live in a view" and I bring up various listings in the Multiple System where say if the home is held up by termites perhaps staging would not work.  However there is always inventory with views that are not selling because they simply do not show well.  This is the market where buyers want rock bottom prices or ready to move in homes!  If you have a fixer upper it better be at a really good price.

"It's not possible to stage a home and live in it".  Look at it this way it's never a bad idea to de clutter.  When you are putting your house on the market all you need is a little professional help, another viewpoing of your home, and introduction to the word POD.  If you are not going to use it until you move you do NOT need it.  Selling and Staging means more than just moving furniture around.  It's a mini facelifht that you will enjoy while you are still living in your home.  I marvel when sellers buy new appliances just to sell their home when they could have been using them. 

 

We havent sold and staged any of our other properties.  Excuse me was that when properties had 6 offers in 20 minutes and you had to stand in line to buy a lean to?  Just watch business news and this one will answer itself.

We don't have the money to stage before selling .  Have you checked the price of PAINT.  Its the most cost effective way to sell and stage your house.  Listen, I have a red wall and if I was listing my house that wall be instantly beige so that buyers weren't staring at the red wall.  If you have twenty year old bathroom fixtures, go to Home Depot and for a couple of hundred dollars you can re fixture three bathrooms.  When a buyer comes into the bathroom their eyes will immediately go to whatever is newer and shiner.  Ditto for light fixtures.  Staging comes in all shapes and forms.

Well, we can list for a few months and test the market before staging to sell!  This one is easy... the first 30 days of your listing is when all the really interested buyers come out of the wood work.  YES they will continue to trickle in but when a home first goes on the MLS its like the "new girl in school".  The cuter she is the more dates she gets.  Do the staging" your agent suggests.  Seriously listen on this issue whether you have a fixer upper or a move in ready home you will not be dissapointed at the results.
