I was interviewing for a listing in one of my local "farm" neighborhoods. The seller had attempted to contact me by email but I had recently moved and the email address had not caught up with me. Luckily, I sent out a "Just Sold" postcard and he called me on a rainy Sunday. He said he had been interviewing agents to list his home and had attempted to contact me. He and his wife had already interviewed several area Realtors but when they received my postcard decided to interview one more agent. I collected his contact information, including an email address. We set up an appointment for 2:00 that afternoon.
I immediately jumped in my car, drove to his house and took a picture of the front of his house. I came home and uploaded the photo to the epropertysites.com website. I set up the "Flip-Show" for his property and emailed it to him with a note saying "this is just one of the marketing tools I will use to sell your home".
I arrived at the home for the listing presentation with a paper CMA and my epropertysites.com toolbox. Mark was completely blown away by the flip show! Start to finish, he had received that with a picture of his home in less than 15 minutes from the time we hung up the phone. I shared with him the tools that I use with epropertysites.com... Going Green (text messaging property information), on-line advertising, signs, follow-up, etc.
Needless to say, I got the listing. In my follow-up survey Mark's answer to the question "What specific situation stands out most in your mind about the entire process?" was "The initial meeting- it was clear she was going to be the one to get it done!" I also sold the property to someone who found the property on the internet. I double-ended the sale.
